You'll operate as an extension of our clients' leadership teams, representing their interests throughout the project lifecycle. That means you're not just tracking schedules and budgets—you're identifying risks before they become problems, negotiating solutions when conflicts arise, and making strategic recommendations that protect our clients' investments. You'll manage complex stakeholder dynamics, push back on contractors and design teams when needed, and make sure projects deliver what they're supposed to deliver.

Your Responsibilities.
Manage and coordinate all aspects of the project, including the budget, schedule, operational needs, procedures, client requirements, sustainability design, quality control program requirements, as well as individual project team members roles and responsibilities
Plan and lead all aspects of pre-design, design, construction, and post-occupancy project phases including compliance with planned budget, schedule, scope, and quality criteria
Review, understand, and manage procedures for handling changes to the contract documents, monthly valuations, drawing submissions, change orders, substitutions, and highlight risks where applicable
Effectively communicate the project plan, change requests, risks and status with the project team including the owner, construction contractor, design team, and project stakeholders
Own and maintain project status documentation, including, but not limited to, all meetings and correspondence to properly communicate across project stakeholders

Develop consulting and construction contract scopes of work, solicitations, proposals, and responses
Compile and analyze project data to identify and resolve gaps or inefficiencies, manage budget documentation, compile and drive schedule, review agreements and contracts to ensure stakeholder alignment
Prepare and conduct presentations before citizen groups, various advisory bodies, steering committees, authorities with jurisdiction over a project and the client
Work enthusiastically in a team atmosphere, promoting collaboration, idea sharing and support
Domestic travel is required
Requirements.
Previous experience with public projects and a working knowledge of public procurement requirements is preferred
3+ years project management experience supporting multiple projects, preferably in the commercial construction industry
Knowledge and understanding of construction practices and techniques, contract management, AIA documents, contract law, project controls, construction project safety, and building support systems
Ability to lead and manage development projects through thoughtful planning and ability to address dependencies and clear hurdles
Ability to make quick and strategic decisions while balancing multiple priorities and deadlines to move projects forward
Solid organizational, interpersonal and communication skills
Strong ability to multi-task with multiple projects and deadlines in a multifaceted environment
Strong proofreading and editing abilities
Ability to manage time effectively and be self-motivated without direct supervision
Proven record of client service orientation; proactive working with friendly, helpful attitude
Bachelor’s Degree preferred, but not required
Possess a current valid driver’s license and safe driving record
Ability and availability to travel throughout Oregon and Washington for projects as needed
Ability and availability to travel out of state for projects as needed
Commitment to high professional ethical and safety standards
High level of proficiency and working knowledge of Microsoft Office Suite required.
Preferred Experience
Knowledge of Adobe Software, Trimble Unity Construct (formerly e-Builder), Procore, Bluebeam and Smartsheet is a plus.
Professional registration in Architecture, Engineering or a related field in the State of Oregon, or certification as a Construction Manager and/or Project Manager is highly preferred, but not required
Thorough understanding of the materials, methods, techniques, tools, and trades involved in the construction industry, and the ability to comprehend construction documents
Knowledge and understanding of construction practices, including contract management, AIA documentation, contract law, project controls, project safety, and building support systems

Base pay range for this position is $105,000-130,000
