NOVUS: Writing Woodstock’s Next Chapter

The Woodstock neighborhood is one of Portland’s oldest, first platted in 1889. Today, many historic homes anchor the community’s heritage—however, multi-family housing was lacking with decades passing without any being built. 

Realizing an opportunity, a local real estate developer decided to build NOVUS Apartments, an upscale apartment complex featuring thoughtful amenities and sustainable materials. But first, they needed a project manager with commercial construction expertise. They needed an advocate for investors to ensure the project stayed on budget. And they needed creative problem solvers who could navigate unforeseen challenges.

High quality—and high stakes

Being a for-profit development, it was critical to manage the cost per door while delivering high-end aesthetics that would attract tenants. Working to minimize change requests by obtaining full buy-in from the developers, architect, and contractors on every key decision ensured that everyone was in alignment. It also ensured that the complex wood-framed structure would stay in budget – even in the midst of soaring lumber prices. 

Recognizing the pandemic supply chain bottlenecks could derail the success of the project, we created a detailed roadmap right out of the gate to identify and prioritize potential procurement risks. Then we partnered closely with the key vendors to build a solid contingency plan and stayed in close contact with those vendors and factories to prevent construction disruptions.

An eye for detail

 The scope of NOVUS Apartments went beyond construction management to include FFE (Furniture, Fixture and Equipment) for the 86-unit building. From the quartz countertops and Ori Cloud Beds to the curated art pieces and custom woodwork, every detail was coordinated and managed to meet the client’s exacting standards. We also oversaw installation of sophisticated technology systems including integrated speakers, security, and intercoms.

Breathing new life into the neighborhood

As the first mixed-use building in the area, NOVUS Apartments became a catalyst for revitalization. A flower shop and Filipino bakery on the ground floor inspired other small businesses to move into the area. Breweries, coffee shops and restaurants soon followed suit, and a lively arts scene emerged. Suddenly, Woodstock became an attractive option for new residents looking to put down roots.

Today, the neighborhood is a microcosm of all good things associated with Portland: great dining, eclectic shops, and a walkable main strip. The NOVUS Apartment project allowed us to contribute to this dynamic and diverse community—the kind where we’d want to live and work ourselves.
